Downtown Los Angeles: America's Fastest-Changing Neighborhood

ZIP code 90014 has been the fastest to gentrify in the U.S. since 2000.

Urban communities across America — mostly on the East Coast — have been gentrifying since the turn of the century, but Downtown Los Angeles may be the nation’s top neighborhood for transformation.

A recent RENTCafe study examined gentrification in 11,000 U.S. ZIP codes, in this case defined by median home value, median household income, and number of residents with a college degree. ZIP codes in the New York, Philadelphia, and Washington, D.C. metropolitan areas dominate the  list, taking more than half of the top 20 spots.

But Downtown Los Angeles’ 90014 ZIP code has gentrified the most since 2000, according to the report. In that time period, home values have risen an astounding 707 percent, while the number of residents with bachelors’ degrees has soared by 857 percent — the most of any ZIP code included in the study. While household-income gains in that ZIP code were less than those recorded in Houston, and Washington, D.C., they still registered an impressive 95 percent gain between 2000 and 2016.

Adjacent Downtown Los Angeles ZIP code 90013 also made the list of fastest–gentrifying U.S. communities, coming in at No. 12. There, home values have grown by 133 percent, while incomes have increased by 77 percent. The number of residents in the ZIP code who hold college degrees has risen by 199 percent since the turn of the century.

Downtown Los Angeles’ walkability compared with the rest of the city likely helped it attract new residents during that 16-year period. While Los Angeles as a whole has a Walk Score of just 67, 90014 receives a 97 and 90013 notches a 96.
